Dubai offers a wide range of property opportunities, whether you’re looking for a home to live in, a holiday property or a long-term investment. But before you start viewing properties, one of the first decisions to make is whether to buy off-plan or purchase a property on the secondary market.

In this instalment of The Dubai Diaries, I take a walk around Dubai Harbour and discuss the differences between these two routes into the Dubai property market, along with some of the things buyers should consider before making a decision.

What Is Off-Plan Property?

Off-plan property is purchased before construction is complete, sometimes before building work has even started. Buyers typically purchase directly from a developer, with payment arrangements set out in the purchase agreement.

One attraction is the opportunity to buy into a new development, often with modern layouts, contemporary facilities and a choice of units depending on availability. Payment plans may also make it possible to spread payments across an agreed period.

However, buying off-plan requires careful consideration. Completion dates can change, and the finished property may not be available to inspect before you commit. Buyers should understand the developer’s track record, the payment schedule, the contractual terms and the risks involved before proceeding.

Buying on the Secondary Market

The secondary market covers properties that have already been purchased and are being resold by their existing owners.

For buyers who want to see exactly what they’re purchasing, this can be a significant advantage. You can view the property, assess its condition and get a better feel for the building and surrounding neighbourhood.

Depending on the property and transaction, it may also be possible to move in or generate rental income sooner than with an off-plan purchase.

The important consideration is due diligence. Buyers need to look beyond the asking price and assess the property’s condition, service charges, location, rental potential and any other costs associated with ownership.

Which Option Is Right for You?

There isn’t a single answer that works for every buyer.

Your decision should reflect what you’re trying to achieve, how much you want to invest, your timescale and your appetite for risk. Someone buying a home to live in may have very different priorities from an investor focused on rental income or potential capital growth.

Location matters too. Dubai’s neighbourhoods offer different lifestyles, property types and investment considerations, so it’s worth understanding the area as well as the individual development.

Above all, avoid making a decision based purely on attractive marketing or projected returns. Take the time to understand the property, the numbers and the risks before committing.
