An overseas investor was looking to acquire a second-hand residential property in Dubai with the intention of carrying out a comprehensive refurbishment.
The secondary market offered an opportunity to acquire a property within the client's budget, but they had limited experience of refurbishment projects in the UAE and wanted independent advice on how to maximise the property's potential.
Ian Davidson's involvement began before acquisition, providing valuation, market comparison and risk assessment, and continued through the refurbishment, fit-out and final presentation of the property.
The client wanted independent advice on whether the property represented a sound purchase and whether the asking price was justified. They also wanted to understand how the property could be improved to increase rental demand, enhance yield and strengthen its underlying value.
Although the client had considerable enthusiasm for the investment, they did not have an established local team or experience of sourcing contractors, materials, finishes and furnishings in Dubai.
Ian Davidson was therefore retained to provide acquisition advice, valuation expertise, risk assessment and project supervision throughout the process.
Drawing on valuation experience, the proposed purchase was compared against relevant sales evidence and considered within the prevailing secondary-market conditions.
The assessment looked beyond the broker's asking price to consider what comparable properties had actually achieved, alongside the property's condition, refurbishment requirements and associated risks.
This gave the client a stronger evidence-based position from which to negotiate. Following negotiations, the property was acquired at approximately 12% below the original asking price.
Value had therefore been created from the outset, before the refurbishment works had even commenced.
The property in JLT required substantial refurbishment and, in its existing condition, did not have the presentation or layout needed to achieve its full potential.
There was no defined refurbishment specification, design concept or programme. The client also needed confidence that expenditure would be commercially justified, materials could be sourced at the appropriate quality and price, and the works could progress without unnecessary delays.
Quality control was another consideration, particularly when sourcing and delivering fittings, finishes and furnishings. The completed property needed to create greater visual impact and appeal in both the rental and resale markets.
An experienced UK-trained real estate project supervisor was introduced to manage the refurbishment process on the ground.
Working with supporting professionals, a detailed schedule of works was developed covering alterations, materials, finishes, sourcing, sequencing and quality-control requirements. Interior design input was also incorporated to give the finished property greater visual impact and market appeal.
Particular attention was given to sourcing materials promptly and at appropriate prices, helping to minimise delays and unnecessary expenditure. Delivered fittings and materials were checked before installation to ensure they were undamaged and met the agreed specification.
As the project progressed, the client chose to further enhance the specification, including a higher-quality kitchen, improved ceramic floor finishes, upgraded lighting and better soft furnishings.
The original one-bedroom accommodation was successfully reconfigured as a two-bedroom unit, subject to the appropriate building and regulatory requirements. This broadened the potential tenant market, including the possibility of occupation by two sharers.
The revised configuration generated approximately 15% higher rental income than the original one-bedroom arrangement.
Combined with the 12% saving against the original asking price, the physical improvements, enhanced layout and increased rental potential materially strengthened the client's equity position and overall investment value.
Rather than relying solely on future market growth, value had been created at both the acquisition and refurbishment stages.
